When was your company established and how many years have you been in the commercial contracting business in Seattle?

The company was established in 1989 and has operated since 1995 under the BUILT-RIGHT®. name.


Commercial construction is our only business.


We have successfully completed over 500 fast-track tenant improvement projects in 45 days or less.


The systems we employ take the risk out of tenant improvement projects in the medical, office and retail markets. No projects have been arbitrated, mediated or litigated since the start of business in 1989. There are no unresolved disputes.

What is total project management?

Commercial construction is our only business.


We manage each project from as built drawings and space planning recommendations through to handyman services like hanging white boards to get tenants fully operational.


We understand that everyone in the project wants the same thing…get it done right and on time.

In the last 10 years, 95.3% of the time, tenants were operational and paying rent on or before the date promised.

Who will be supervising my project?

Our management team has been employed by us for an average of 15 years. We assign a project manager and site superintendent from our management team for each project.

How many subcontractors do you utilize or have available?

We have 25 key subcontractors and 22 have worked for us for 5 or more years. Due to our long term relationship with our subcontractors, they rely on our continued patronage and give us priority in scheduling and are fair on change orders and credits when needed.

How do you evaluate your subcontractors?

We have successfully completed over 500 fast-track tenant improvement projects in 45 days or less.


Our success is based on our systems and our people and subcontractors that are familiar with our quality standards.


We have 25 key subcontractors and 22 have worked for us for 5 or more years.


They are familiar with the current codes and best work practices which will save time and money by working to the building department’s requirements and will minimize correction items found during inspections.


Our subcontractors rely on our continued patronage and that gives them ample reason to be fair on change orders and credits when needed.

Preliminary Design – We have successfully completed over 500 fast track tenant improvement projects in the Seattle area. We can provide you with as built drawings, space planning recommendations, finish selections and more based on other successful designs and your needs.

 

Budget Estimates – With years of real project data available we can quickly provide budget estimates for your proposed scope of work. Our experience allows us to provide alternatives that will maintain the image you want and to keep you within your budget.

 

Fixed Price Quotes – Less than 3.5% of our sales came from change orders in the last 10 years. Our experience helps us to anticipate challenges so you can avoid contractor initiated change orders that are so common with less experienced Seattle construction companies.

 

Occupied Remodels - We can provide flexible scheduling and will work at night or on weekends..

 

Interior Repair – 22 of our 25 subs have worked for us for 5 or more years. We will have the skilled people needed for your repairs.

 

Common Area Renovations - We understand access issues. We also understand how to get projects completed with minimal impact on other tenants since this is the biggest source of client complaints in the industry

 

Pre-lease Clean Up – We can quickly get the space ready to show after the tenant moves out.

There will always be some surprises and understanding how to handle them is something you won’t find with less experienced Seattle area contractors.

We have a site walk before you move in and we come back to do a final site walk after you move in to take care of any damage that may have occurred during the move in process. At this time we will review the project with you and address any remaining issues regarding the scope of work.
